The apartment
Sunny, and open all the way through
Come in and the whole place opens up in front of you: the hallway, the kitchen with its marble island, and the living room with three balcony doors that swing straight out onto the terrace. Both the bedroom and the living room face outside, so light moves through the flat all day.
The bedroom is separate and quiet, with a double bed and its own window over the rooftops. In the living room there's a sofa bed for a third and fourth guest, and a TV with your streaming logins. The bathroom has a window of its own, which makes more difference than you'd think.
From the terrace, a private ladder takes you up to the sun terrace on the roof — yours alone, with views right across the neighbourhood. Breakfast up there is the thing people write to us about afterwards.
It's a home in an old building right in the middle of Madrid, on the fourth floor, with the calm and the character that comes with that.

Everything you need, nothing you have to figure out
The flat is set up for real stays, not just a night or two. If something's missing, just ask us — we live nearby.
In the kitchen
Induction hob, oven, fridge and freezer, dishes and pans, kettle, coffee machine, and the island to spread out on.
Getting comfortable
Air conditioning in the bedroom and living room, heating for the cold months, fresh linen and towels, hair dryer, and shutters in the bedroom.
Working and relaxing
Fast fibre Wi-Fi, a smart TV with streaming, and a table you can actually work at if you have to.
The practical stuff
Washing machine and dryer in the flat, iron, drying rack, and somewhere to leave your bags before check-in or after check-out.
Letting yourself in
Self check-in with a keypad, and flexible arrival times whenever the calendar allows.
Bringing the dog
Pets are genuinely welcome — just tell us who's coming so we can leave a bowl out.
The neighbourhood
Lavapiés, right in the middle of everything
Lavapiés is one of the most alive corners of central Madrid: old tiled façades, tiny galleries, neighbourhood bars that have been there forever, and some of the best food in the city — Indian, Senegalese, Andalusian — all within a couple of streets.
You can walk to the Reina Sofía in a few minutes, and the Prado and Thyssen-Bornemisza aren't much further. Atocha station is close by, so day trips to Toledo or Segovia are easy, and so is getting in from the airport.

A few honest details before you come
- Fourth floor, no lift yet
- Four flights up an old staircase for now — a lift has already been approved for the building and will be installed soon.
- Check-in and check-out
- Check-in from 3pm and check-out by 11am. Earlier or later is often possible when the calendar allows — just ask.
- Minimum stay of 31 nights
- Stays start at 31 nights. For a shorter stay, write to us and we'll tell you what we can do.
- Letting yourself in
- A keypad code we send before you arrive, so you can come whenever your flight lands.
- Real neighbours
- Families live in this building. Please keep music and voices inside after 11pm — sound travels here.
- No smoking inside
- The terraces are fine, and there's an ashtray. Just not indoors.
- No parties
- Friends over for dinner, always. Events and extra overnight guests, no.
- If something breaks
- Tell us straight away rather than on your way out. Things happen — we just like to fix them fast.
